A multi-level home on a waterfront point, with water on three sides and a private berth either hand.

The project

A demanding waterfront site, and a home built right to the edge of it.

The site sits on a point with water on three sides and a berth on either hand, which meant every stage — excavation, the block retaining along the canal edge, the foundations and craning material in — had to be planned around the water.

The result is a substantial multi-level home in dark vertical cladding under steep gables, with cedar soffits, glass balustrades and timber decking stepping down towards the water, carried through from bare section to handover by the same crew.

What we were

Building on the water, not just beside it.

The objective

A substantial family home that makes the most of a rare waterfront point, with the water and the berths part of everyday life.

Our solution

Block retaining and foundations built along the canal edge first, then a steel and timber frame raised over them — each stage sequenced around access from the water side.

The result

A multi-level home that sits confidently on its point, with the canal on three sides and its own berths at the door.
